Downsizing Guide • Bucks & Montgomery County, PA • KW Luxury

We Handle Both Sides of Your Downsizing Move.

Sell the home you’re leaving at top dollar and find your ideal 55+ community — with one team that knows every neighborhood, every community, and how to sequence the transactions so you are never caught in the middle.

The Downsizing Advantage

You Are Both a Seller and a Buyer. We Handle Both.

Most real estate guides treat downsizing as a single transaction. It is not. When you move into a 55+ community, you are simultaneously making two major financial decisions: selling the home you’ve built equity in over decades, and buying into a new chapter of your life in a community designed for the way you want to live now.

These two transactions are deeply linked. The timing of your listing affects your leverage in negotiating your next purchase. The price you achieve on your current home directly determines what you can do in the 55+ market. A poorly sequenced pair of transactions can cost you tens of thousands of dollars and months of stress.

Ariella and Lukasz work both sides under one roof. We list your current home with KW Luxury-level marketing and pricing strategy, negotiate the timing to give you the window you need, and guide you through every community from Heritage Creek Estates in Warwick to Legacy Oaks in Warrington to Regency at Northampton in Richboro — with real insight into what each community is actually like to live in. One team. No handoffs. No coordination gaps.

The #1 Downsizing Question

Sell First, or Buy First?

This is the question that stops more downsizers in their tracks than any other. Here is the honest answer: it depends on your financial position, the community you are targeting, and current market conditions. But most people can navigate this with the right sequencing.

Sell First (Most Common)

You list your current home, get it under contract, and negotiate a delayed closing or a rent-back agreement with the buyer — giving you 30–90 days after your home’s closing to find and close on your 55+ community. You know exactly what you have, you negotiate from a position of strength as a non-contingent buyer, and you eliminate the risk of carrying two properties. Requires temporary housing if the timing doesn’t align perfectly.

Buy First (Requires Liquidity or Bridge)

If you have significant assets outside your home — retirement accounts, savings, or access to a bridge loan — you can purchase in the 55+ community first, then list and sell at your pace. This eliminates the pressure of timing, but carries the cost and complexity of two properties overlapping. Bridge loans are available but add closing costs and interest.

Contingent Offer

A contingent offer on a 55+ community home that is contingent on the sale of your current home is legitimate and accepted in this market — especially for resale communities where the seller is often another downsizer who understands the situation. New-construction builders (Toll Brothers, etc.) are less flexible with contingencies but may allow lot holds. The tradeoff is competitive disadvantage in a multiple-offer scenario.

ALRG’s approach: We begin with a complete picture of your home’s current market value, identify your 55+ target communities, and build a transaction sequence that works for your specific financial situation. No generic advice — a real plan.

Frequently Asked Questions

Downsizing to a 55+ Community — Questions & Answers

Real questions from downsizers navigating Bucks and Montgomery County. Answers written to help you make confident decisions — not to sell you anything.

What are the best 55+ communities in Bucks County, PA?

Bucks County has one of the largest concentrations of 55+ communities in the Philadelphia suburbs. The top communities vary by lifestyle preference. For resort-style living with a full activity director, Legacy Oaks at Warrington (241 homes) and Villages of Flowers Mill in Langhorne (675 homes, NAHB National Community of the Year) are the benchmark communities. For new construction luxury, Regency at Stone Meadow Farms and Regency at Yardley by Toll Brothers offer high-end finishes. For walkable downtown access, Towns Edge and Village of Doylestown put you steps from Central Bucks restaurants and the Mercer Museum. Heritage Creek Estates in Warwick is a community ALRG works with directly — ask us about current availability.

Should I sell my home before buying in a 55+ community, or buy first?

This is the question every downsizer faces, and the right answer depends on your specific financial situation. Selling first eliminates contingency risk — you know exactly what you have to work with and can move decisively. The downside is potential temporary housing overlap. Buying first is possible if you have sufficient liquidity or can qualify for a bridge loan, but it carries the risk of carrying two properties. Many downsizers in Bucks County use a coordinated approach: list the current home, negotiate a flexible possession date or rent-back, and use that window to find and close on the 55+ home. ALRG manages both transactions simultaneously, which gives you the sequencing control that a two-agent approach simply cannot provide.

Can I use a contingency offer when buying into a 55+ community?

Yes, contingency offers (contingent on the sale of your current home) are a legitimate tool for downsizers. New-construction 55+ communities like the Toll Brothers Regency communities sometimes allow lot holds or delayed contract signings that function similarly. The tradeoff: sellers and builders may prefer non-contingent offers in a competitive market, and contingent offers can put you at a disadvantage in a multiple-offer situation. ALRG will advise you on whether a contingency strategy makes sense for your target community and current market conditions.

Do I have to be 55 to live in a 55+ community?

Under the Housing for Older Persons Act (HOPA), a community qualifies as a legitimate 55+ community if at least 80% of its occupied units have at least one resident who is 55 or older, and it maintains age verification policies. This means up to 20% of residents in any community can be under 55 — which often covers a spouse, partner, or other household member under 55 when the primary resident is 55 or older. The exact age rules vary by community and should be confirmed with the community's HOA before purchase.

What is the difference between a 55+ community and an "age-targeted" community?

A 55+ community has legally enforceable age restrictions under HOPA. An "age-targeted" community is marketed to adults 55+ but does not have legal age restrictions — anyone can purchase and live there. Age-targeted communities often have no minimum age requirement baked into the deed. If ensuring your neighbors are at a similar life stage matters to you, confirm that the community you are considering has formal HOPA 55+ designation, not just age-targeted marketing.

What HOA fees should I expect in a Bucks County 55+ community?

HOA fees vary significantly based on what they cover. Legacy Oaks at Warrington runs approximately $256/month and covers common area maintenance, pool, clubhouse, and activity programming. Communities like Villages of Flowers Mill have higher HOA fees that also cover exterior maintenance and landscaping — reducing your personal maintenance burden significantly. Condo-style communities (Forest Ridge, Centennial Station) often have fees that cover water, sewer, trash, and building insurance in addition to common amenities. Before committing to any community, review what the HOA fee covers, the reserve fund status, and whether any special assessments are planned.

What are property taxes like for 55+ homeowners in Bucks vs. Montgomery County?

Pennsylvania does not have a dedicated senior property tax exemption at the state level, but it does offer the Property Tax/Rent Rebate Program for residents 65+ with income under $35,000 (homeowners) or $15,000 (renters), providing rebates up to $650. Bucks County approved an approximately 8% property tax increase for 2026. Montgomery County property taxes vary by township and municipality. At the school district level, both counties include significant school tax components — which is one reason some downsizers look at 55+ communities in lower-tax areas or municipalities that offer senior tax freeze programs. ALRG can pull actual tax figures for any specific property you are considering.

What are the best 55+ communities near Doylestown, PA?

The closest 55+ communities to Doylestown are Towns Edge (condos, walkable to borough), Village of Doylestown (townhomes near downtown), and — within a short drive — the large Warrington Township cluster: Legacy Oaks, Meridian of Valley Square, Bluestone Creek, and Lamplighter Village. Doylestown itself is served by the Central Bucks school district but 55+ residents typically do not pay school taxes through the community's HOA structure. The borough lifestyle — walkable to restaurants, museums, and the train station — makes it a distinctive choice for active downsizers who prioritize lifestyle over resort-style amenity campuses.

Are there luxury 55+ communities near Philadelphia in Bucks or Montgomery County?

Yes. The benchmark luxury options are: Regency at Waterside in Ambler (Toll Brothers, from $925K, 10,000 sq ft clubhouse, indoor/outdoor pools, pickleball), Regency at Stone Meadow Farms in Langhorne (Toll Brothers, from $1.1M+), and Villas at Shady Brook in Langhorne (luxury carriage/villa homes with resort-style amenities). Regency at Yardley (Lower Makefield) is another Toll Brothers gated luxury option. For buyers coming from the Main Line or other high-value markets, these communities offer premium finishes and amenity packages at price points that often represent significant value relative to what they are selling.

What Toll Brothers 55+ communities are in Bucks and Montgomery County?

Toll Brothers operates several Regency-branded 55+ communities in the region. In Bucks County: Regency at Northampton (Richboro/Holland, 216 homes, built 2004–2006), Regency at Stone Meadow Farms (Langhorne, luxury, from $1.1M+), and Regency at Yardley (Lower Makefield, gated). In Montgomery County: Regency at Waterside (Ambler, active sales as of 2026, 496 homes planned, from $925K). In Upper Bucks: Regency at Hilltown (Perkasie) and Regency at Rockhill Ridge (Sellersville, from $559K). The Regency brand typically delivers resort-style amenity campuses, gated entry, and luxury build quality.

Is it better to buy new construction or resale in a 55+ community?

New construction offers the latest floor plans, energy efficiency, and customization options — and typically comes with builder warranties. The tradeoff is price (new construction commands a premium) and, if the community is still building out, a neighborhood that is not fully established. Resale offers established community culture, real HOA financials you can audit, and often better pricing per square foot. Many experienced downsizers prefer resale in a mature community with a proven activity program and a reserve fund that is fully funded. ALRG can walk you through the pros and cons for any specific community based on your priorities.

How long does it typically take to sell a home in Bucks County in 2026?

Well-priced homes in Bucks County are moving in 14–30 days depending on price point and township. The Central Bucks townships (Warrington, Warminster, Doylestown area) tend to see the fastest absorption. Higher-priced homes above $700K take longer — typically 30–60 days. The key variable is accurate pricing: overpriced homes sit, generate price reductions, and ultimately sell for less than a correctly priced home would have on day one. ALRG's CMA process accounts for the specific micro-market your home sits in, not just the county-wide median.

What is a Life Plan community, and how is it different from a 55+ community?

A Life Plan community (also called a Continuing Care Retirement Community, or CCRC) offers a continuum of care on one campus — independent living, assisted living, memory care, and skilled nursing — typically for a substantial entrance fee plus monthly fees. Pine Run Village in Doylestown is a Bucks County example. A standard 55+ community is independent living only; residents are active adults, not residents who need care. If a key concern is "what happens if my health changes," Life Plan communities address that directly — but they require careful financial due diligence on the entrance fee structure and refund policies.

Can I use my home sale proceeds to buy in a 55+ community without a mortgage?

Many downsizers use the proceeds from their home sale to purchase in a 55+ community outright, especially if they are selling a family home that has appreciated significantly over 20–30 years. This eliminates mortgage underwriting complexity and monthly payment obligations — which are key priorities for people on fixed incomes. If the math works, a cash purchase also makes your offer more competitive. ALRG recommends speaking with a fee-only financial advisor and your CPA about the capital gains implications of the home sale (the $500K married/$250K single exclusion under Section 121) and how to structure the transaction timing.

How do I find a realtor who specializes in 55+ communities and downsizing in Bucks County?

Look for an agent with demonstrated experience on both sides of the downsizing transaction: listing the home being sold AND representing buyers in 55+ communities. The sequencing of these two transactions — timing, contingencies, rent-back negotiations — requires someone who can manage both simultaneously. Ariella and Lukasz Boczniewicz at ALRG have handled downsizing transactions across Bucks and Montgomery County, including Heritage Creek Estates, Legacy Oaks, and the Warrington Township 55+ cluster.
