Sources & Methodology

Every neighborhood guide on this site cites real, verifiable sources — never invented statistics or fabricated rankings. This page documents exactly where our school data, home value figures, commute estimates, and photography come from, with direct links back to the original source.

School Rankings

Where a neighborhood guide cites a school district ranking or distinction (for example, a "top 10% in PA" note), that figure is sourced from Niche.com's Best School Districts in Pennsylvania rankings, which are updated annually and rank public school districts across the Commonwealth. Individual school links throughout the site point directly to that school's Niche profile page.

We deliberately do not publish a specific numeric rank for a district unless it is drawn directly from Niche's published list at the time of writing — school boundary lines, district composition, and rankings all change year to year, so always verify current standing on Niche directly, and confirm school assignment for a specific address before purchase.

Home Values

Median and "typical value" home price figures cited in our neighborhood guides are sourced from the Zillow Home Value Index (ZHVI), Zillow's research team's measure of the typical home value for a given geography. ZHVI is refreshed monthly by Zillow; our guides are updated on the same cadence but may lag a live Zillow pull by up to several weeks. Figures shown are approximate and intended to orient a buyer or seller to a town's general price range — not to substitute for a current Comparative Market Analysis.

Commute Estimates

Commute times referenced in our neighborhood guides (to Center City Philadelphia, to SEPTA or NJ Transit rail stations, etc.) are approximate off-peak driving or transit estimates, not live traffic data. Actual commute time varies significantly by time of day, route, and current road or transit conditions — treat these figures as a general orientation, and check a live routing tool for your specific commute before making a decision based on drive time alone.

Photography Credits

Every neighborhood guide's hero photo is either a licensed stock photo or a Creative Commons / public-domain image sourced from Wikimedia Commons, credited to its original photographer below with a link back to the source page. The same credit is also available by hovering (or tapping, on mobile) the badge on each neighborhood guide's hero photo.
