1. Agreeing to These Terms

Welcome. This website at https://alrealtygroup.com (the “Site”) is operated by Ariella + Lukasz Realty Group (“we,” “us,” or “our”), a real estate team affiliated with Keller Williams Real Estate — Langhorne, 584 Middletown Blvd, Ste A50, Langhorne, PA 19047.

By visiting the Site, submitting a form, or using any tool on it, you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the Site.

2. The Site Is for General Information

The Site exists to help you learn about buying, selling and owning a home in Bucks and Montgomery County, Pennsylvania and nearby areas. Everything on it — neighborhood guides, market reports, school and commute notes, 55+ community and senior-care directories, new-construction pages, listing information, articles, and every home-value figure — is provided for general information only.

We work hard to keep the Site accurate, and we document where our data comes from on our Sources & Methodology page. Even so, information is believed reliable but not guaranteed. It may be incomplete, out of date, or contain errors, and it can change without notice. Always verify anything you intend to rely on independently, and confirm details such as school assignment, taxes, zoning and property condition for a specific address before you act.

3. Estimates Are Estimates

Home values, equity figures, price ranges, monthly cost examples, market trends and similar numbers on the Site (including those in Home Wealth Watch and any home-value tool) are estimates generated from public market indexes and the information available to us. They are not an appraisal, a broker price opinion, a comparative market analysis, or a promise of what any home will sell or appraise for. Data about 55+ communities and senior-care facilities (fees, care levels, amenities, availability) comes from the communities and public sources and changes often — confirm it directly with the community before making a decision.

4. Not Legal, Tax, Financial or Investment Advice

Nothing on the Site is legal, tax, accounting, financial, investment or lending advice, and nothing on it is an offer of credit or any loan product. Your situation is specific to you. Please consult a licensed attorney, accountant, financial advisor or mortgage professional before making decisions in those areas.

5. No Agency Relationship Is Created by Using the Site

Reading the Site, downloading a guide, requesting a home-value estimate, or sending us a message does not make us your real estate agent and does not create an agency, brokerage, fiduciary or client relationship. We represent buyers and sellers only under a written agreement signed by both sides. Until then, please do not send us confidential information about your negotiating position.

6. Listings and Property Information

Property listings and details shown on the Site may come from the multiple listing service, from builders and communities, or from sellers we represent. Listing information is deemed reliable but not guaranteed, is subject to prior sale, price change, correction or withdrawal, and is not an offer to sell. Square footage, lot size, taxes, HOA fees and similar figures should be independently verified.

7. Forms, Tools and Your Submissions

When you submit a form or use a tool such as the neighborhood quiz or Home Wealth Watch, you agree that the information you provide is accurate and is yours to share. Do not submit another person’s contact details or property information without their permission. The consent language shown beside each submit button describes how we may contact you; our Privacy Policy describes how we handle what you send. Free tools and guides are offered as a courtesy; we may change, suspend or discontinue them at any time.

Home Wealth Watch pages are private to the homeowner they were created for and are reached through an unguessable personal link. Keep that link private, and do not attempt to access a page that is not yours.

8. Third-Party Websites and Content

The Site links to and embeds content from third parties (for example Zillow, Realtor.com, Google, YouTube, Keller Williams, school and community websites). We do not control those sites, are not responsible for their content or privacy practices, and a link is not an endorsement. Their own terms apply when you use them.

9. Intellectual Property

The text, guides, graphics, logos, page designs and compilations on the Site belong to us or are used under license. Photographs from third-party sources are credited on our Sources & Methodology page under their respective licenses. You may view, download and print pages for your own personal, non-commercial use in connection with a possible real estate transaction. You may not copy, republish, scrape, resell or create derivative works from the Site without our written permission.

Keller Williams, KW Luxury and related marks are the property of their respective owners and are used under the terms of our affiliation. REALTOR® is a registered collective membership mark of the National Association of REALTORS®. Other names and marks belong to their owners.

10. Acceptable Use

When using the Site, you agree not to:

• use it for any unlawful purpose or in violation of these Terms;
• submit false, misleading or spam form entries, or impersonate anyone;
• use bots, scrapers or other automated means to access or collect content or data in bulk;
• attempt to access accounts, private pages, staff areas or systems you are not authorized to use;
• interfere with the Site’s operation or security, or probe, scan or test its vulnerabilities;
• upload anything unlawful, infringing or harmful.

We may restrict or block access to the Site for anyone who violates these Terms.

11. Disclaimer of Warranties

The Site and everything on it are provided “as is” and “as available.” To the fullest extent permitted by law, we disclaim all warranties, express or implied, including any warranty of accuracy, completeness, merchantability, fitness for a particular purpose and non-infringement. We do not promise that the Site will be uninterrupted, error-free or free of harmful components.

12. Limitation of Liability

To the fullest extent permitted by law, Ariella + Lukasz Realty Group, its team members, and Keller Williams Real Estate — Langhorne will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data or opportunity, arising out of or related to your use of (or inability to use) the Site or your reliance on anything on it — even if we were advised of the possibility. Some jurisdictions do not allow certain limitations, so some of these may not apply to you. Nothing in these Terms limits liability that cannot be limited by law, or any duty we owe you under a signed written agreement or under real estate licensing law.

13. Indemnification

You agree to hold us harmless from claims, losses and reasonable costs (including attorneys’ fees) that arise from your violation of these Terms or your misuse of the Site.

14. Governing Law

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law rules. Any dispute about the Site or these Terms will be brought in the state or federal courts located in Pennsylvania, and you consent to their jurisdiction. Nothing here changes the rights you have under real estate licensing or consumer-protection laws in the state where a property is located.

15. Changes to These Terms

We may update these Terms from time to time. The effective date at the top will change when we do, and continued use of the Site after an update means you accept the revised Terms. If any part of these Terms is found unenforceable, the rest remains in effect.
